Painting is the fastest, cheapest way to transform a home — but "how much to paint my flat?" depends on the finish and how much prep the walls need. This guide sets out the painting rates we publish for Singapore in 2026 and shows how they add up.

How much does painting cost in Singapore in 2026?

Painting is quoted per square foot of the surface painted. As typical Singapore ranges:

On a repaint, prepping and patching old walls often costs more than the paint itself. New BTO walls need less prep than a lived-in resale flat.

A worked example

A bedroom feature wall of about 40 sq ft in standard emulsion at $3–$8 psf is roughly $120 – $320; the same wall in a textured or Venetian-plaster finish at $8–$25 psf is $320 – $1,000. Because the rate is per square foot, a whole-flat repaint scales with total wall and ceiling area — which is why we measure on site rather than quote a flat figure up front.

On a resale flat, budget for prep. Filling cracks, sanding, sealing patches and an extra coat over old dark colours is where painting time — and cost — actually goes.
How is painting priced in Singapore?

By the square foot of surface painted. Standard emulsion runs about $3–$8 psf; textured or decorative finishes $8–$25 psf. Whole-home repaints are measured and quoted on site.

Is BTO or resale cheaper to paint?

New BTO walls are cheaper — they need little prep. Resale flats cost more per square foot because old walls need patching, sanding and sometimes extra coats to cover previous colours.
