Off-Form Concrete Cost in Singapore (2026)

Published 25 June 2026·Updated 23 July 2026

Off-form concrete — the raw, board-marked concrete look you've seen in modern Singapore homes and cafés — is one of the most distinctive finishes you can specify. It's also one of the most misunderstood when it comes to cost. This guide explains what drives the price, how it compares to polished concrete, and what to budget for in 2026.

At Unique Interior Design, off-form and decorative concrete is one of our core specialisms, so we've put together the factors that actually move the number on a quote.

What is off-form concrete?

"Off-form" refers to the surface left behind when concrete is cast against formwork (the timber or steel mould). Done well, it carries the texture of the boards and the honest, monolithic look that defines industrial and contemporary interiors. In renovation, the same look is often achieved as a decorative concrete finish applied over existing walls and floors, which is faster and lighter than a full structural pour.

What drives the cost?

There's no single price per square foot, because the finish is highly project-specific. These are the biggest cost levers — in rough order of impact:

Relative impact on an off-form concrete quote
Surface area & accesslargest factor
Finish type (cast vs. applied / textured)high
Surface preparation & repairmedium-high
Sealing & protective coatingmedium
Site conditions & logisticsvaries
Relative cost impact, not dollar amounts. Larger areas lower the cost per square foot; complex textures and heavy prep raise it.

As an indicative market range, applied decorative concrete finishes in Singapore commonly fall somewhere around $12–$30 per square foot installed, depending on the finish and preparation involved. Treat that as a starting reference only — your exact price depends on the factors above, which is why we quote per project.

Off-form concrete vs. polished concrete

These two are often confused. They're different finishes with different looks, costs and ideal uses:

A concrete finish is only as good as its sealing. Interior feature walls need the right sealant to resist marking; wet areas and outdoor surfaces need a tougher system. Skipping this is the most common cause of a finish that ages badly.

How to budget sensibly

Is off-form concrete suitable for HDB flats?

Yes — most commonly as an applied decorative finish on a feature wall or a TV console backdrop, which avoids the weight and structural considerations of a full pour.

Does it crack?

Fine hairline variation is part of the material's character. Proper substrate preparation and sealing keep it stable and easy to maintain.

How long does it take?

An applied feature finish is typically a few days including curing and sealing; larger or cast work takes longer. We confirm the timeline at quoting.

The direct-contractor advantage: we're the renovation contractor, not a middleman — our own team does the work, so you're not paying a designer's markup on labour. More of your budget goes into materials and finishes.
